If you’re planning a vacation to Puerto Rico and want to stay in a luxurious and intimate boutique hotel, Olive Boutique Hotel in Condado is the perfect place.

It’s located in the heart of Condado, just a short walk from the beach, a quick Uber ride to Old San Juan, and surrounded by many delicious restaurants.

As locals, this hotel has always been on our wishlist for a stay.

While we’ve enjoyed dining at their restaurants for years, we had never spent the night—until now.

We finally treated ourselves to a staycation!

During our recent stay, we enjoyed the hotel’s amenities, but we also encountered a few surprises that impacted our experience.

Here’s everything you need to know about staying at the Olive Boutique Hotel.

Checking In At The Olive Boutique Hotel

Arriving at the Olive Boutique Hotel was easy.

Check-in begins at 4 PM. Once we arrived we were greeted at the entrance by their valet parking service.

Simply leave your car with the valet and head into the lobby to begin your stay.

If you are not renting a car at the airport just have your Uber or Taxi drop you off at the entrance of the hotel.

The reception area immediately sets the tone for the hotel—chic, intimate, and welcoming.

The receptionist was incredibly kind and made us feel at home while she was checking us in.

As a thoughtful touch, they offered us a glass of coquito, a classic Puerto Rican coconut-based drink, but since we preferred something lighter, we opted for water.

This warm welcome was the perfect start to our experience.

Spacious Comfortable Room With Partial Lagoon Views

Our room was one of the highlights of our stay.

We chose a room with a partial view of the Condado Lagoon.

The view added a serene touch to the overall ambiance, but to be honest part of the view is obstructed by a building, and occasional cars and pedestrians pass by.

The room itself was beautiful, it was spacious and designed with a modern yet cozy aesthetic.

High-quality furnishings, soft linens, and attention to detail made the space feel luxurious.

In the bathroom, the hotel provided L’Occitane toiletries, adding a premium touch to the stay.

A downside to the bathroom was that there was no place to hang our towels or wet bathing suits. This detail seems minor but it started to get annoying after awhile.

What made our room particularly unique was the outdoor bathtub on the balcony, offering a partial view of the lagoon.

After settling in, we slipped into our robes and slippers and began filling the tub.

Although we were informed it would take about an hour to fill, it was still less than 50% full after two hours.

It would be great if they had a more efficient system for filling the tub rather than relying on the rain shower.

Nevertheless, soaking under the open sky while taking in the views was a one-of-a-kind experience we’ll always remember.

Rooftop Pool

The Olive Boutique Hotel is currently undergoing construction, which affected some of its amenities.

They are hoping to complete the renovations by the end of 2024, though progress was delayed due to the heavy rains Puerto Rico experienced in October and November.

Unfortunately, the rooftop bar and pool were closed during our visit, and we were not informed about this in advance.

However, the hotel provides an excellent alternative.

Guests are invited to use the rooftop pool at their sister property, O:LV Hotel, which is less than a minute’s walk away.

This pool offers stunning views of the Condado Lagoon and a peaceful, adults-only environment.

Whether you’re lounging with a Piña Colada or relaxing in the jacuzzi, the O:LV Hotel’s rooftop pool is a fantastic option for unwinding under the Puerto Rican sun.

RAYA by Mario Pagan

Dining At RAYA By Mario Pagán

For dinner, we dined at RAYA by Mario Pagán, an Asian-Caribbean fusion restaurant located within the O:LV Hotel.

Mario Pagán is a renowned Puerto Rican chef celebrated for blending Caribbean flavors with global culinary techniques.

As always, his creative menu is fused with bold flavors and fresh ingredients.

We started with a complementary mushroom soup that the chef offered to every guest.

For the appetizer, we had the Maduro Chorizo Wontons and for our main meal, we shared the Duck Pegao Fried Rice and Honey Garlic Chicharrón Lo Mein.

As we’ve come to expect from Mario Pagán cuisine, the food at RAYA was nothing short of exceptional.

The service was equally remarkable—attentive, friendly, and professional.

The restaurant’s atmosphere added to the experience, combining modern sophistication with a cozy vibe.

If you’d rather skip dining but still want to soak in the ambiance, you can have a cocktail at the bar.

A Boutique Hotel Worth Visiting

Our stay at the Olive Boutique Hotel was filled with memorable moments and thoughtful touches.

The staff’s warmth and the room’s luxurious features stood out as highlights.

However, the ongoing construction and limited amenities detracted slightly from the experience.

Unfortunately, construction noise began around 8 AM and was noticeable in our room, which detracted slightly from the overall experience.

We believe that hotels should not receive guests until all renovations are fully complete, as unfinished spaces can significantly impact the overall experience.

This is especially true when limitations, such as closed amenities, are not communicated in advance.

Clear communication is key to managing expectations and ensuring a positive stay.

Nevertheless, we do recommend this hotel for future stays once construction is complete, ensuring you can enjoy all the amenities this boutique property is known for.

In the meantime, the O:LV Hotel offers an equally luxurious experience with its stunning rooftop pool and tranquil ambiance.

Whether you choose the Olive Boutique Hotel or its sister property, you’re in for a sophisticated and intimate stay in Condado, Puerto Rico.

Perfect for couples or solo travelers seeking a relaxing escape, these hotels offer a refined alternative to larger resorts while keeping you close to Condado’s vibrant culture and dining scene.
